With our ongoing commitment to consolidate the maximum social, environmental and economic sustainability of our buildings and the premise of providing the digital and technological entrepreneurial ecosystem of Barcelona with a highly energy-efficient and sustainable space, we present NN Via Laietana 26, a new technological hub in business innovation, Pier07.
The building, originally from 1936, is now Smart and fully refurbished to be a benchmark in wellbeing, energy savings, water, connectivity, resources and waste reduction, achieving maximum sustainability in accordance with LEED Gold, WELL Gold and WiredScore Certified certifications.
The result is an intelligent building capable of adapting to emerging present and future technologies, and all located at the heart of Barcelona’s old town. This refurbishment process is supported by best practices in environmental efficiency, digitization, safety and wellbeing to improve the health and wellbeing of the building and its occupants.
The project, carried out alongside the architectural firm Alfredo Arribas, covers more than 6,000 m² where natural light and the use of recycled and biodegradable materials take precedence, creating quality, flexible, connected, sustainable and comfortable workspaces, including a communal rooftop terrace where you can enjoy the sunlight and surroundings.
It has 276 m² of accessible outdoor space and 78.60 m² of green space. Its low water consumption native vegetation allows for savings of 53% in annual water consumption for irrigation purposes and savings of 42.58% in the building's overall water consumption.
More than 90% of the spaces have natural light and quality views. From the roof you can enjoy 360° views of the entire Barcelona skyline.
The addition of this building to the Via Laietana area, which is also in the process of urban remodeling, represents an improvement in the surroundings and a clear contribution of quality economic activity to the city, in addition to the benefits for its tenants.
Its location, close to approximately 432 daily public transportation services, including metro, bus, train or tram, and facilities such as 20 bicycle racks and four showers, promote sustainable transportation. In addition, it has an extensive network of services in the surrounding area: supermarkets, pharmacies, restaurants, sports centres, theatres, shops, etc.
The building boasts a computerised building management system (BMS) that centrally monitors and automates air quality, heating and air conditioning, lighting, utilities and other mechanical, electrical and technological installations in the building. This allows the thermal, acoustic and lighting comfort and safety levels of its occupants to be maintained at the highest possible standard, and reduces the building’s heating and air conditioning costs. 100% of the electricity consumption in the building’s common areas comes from renewable energy.
